Support Specialist – North Georgia Lakes

(This is a NON-EXEMPT, Level 4, 5, 6 or 7 Level position based on experience.) Is responsible for: 1.) customer service connected with the shoreline permitting and leasing programs, the CSS billing and collections, creation of legal documents between the Company and customers for customer access to our lakes; 2.) managing the LIMS database which keeps records of all customer transactions involving leasing, permitting, compliance issues, letters, lot history, inspections, and correspondence with customers regarding the Company's shoreline business; 3.) supporting operating activities for FERC compliance requirements for FERC Hydro licensees; 4.) providing office administrative and support for parks and forestry operations; 5.) fulfilling regulatory and compliance reporting requirements. Georgia Power’s Lake Resources Offices manage over 1,370 miles of shoreline and over 40 FERC licensed recreation areas (campgrounds, boat ramps, and other public access areas). The Lake Resources Offices use a variety of legal documents to permit and control access to property around these lakes, including 4,000 residential lease lots, 5,500 access leases, 6,388 license agreements, 2,700 easements and 59 commercial accounts. This position ensures data in Georgia Power’s Land Information Management System and tracking database (LIMS) is accurate and consistent with our customer billing systems, that regulatory protocols are followed, legal documents are prepared accurately and in a timely manner, customer billing is accurate , fees are collected on time, compliance activities and reports are accurate and completed on time, and communication with customers is professional and effective. The Land Department of Georgia Power Company operates a significant and growing state-wide revenue producing lake-based business that is separate from GPC’s electric business. The 4 Lake Resources Offices have an interconnected state-wide team of 5 Support Specialists that create the legal documents, set up and manage the accounts, prepare, and execute renewal and transfer transactions on approx. 10,000 paying accounts, and bill and collect significant revenue to Georgia Power each year. MAJOR JOB RESPONSIBILITIES: This position is responsible for: 1.) Creation of all legal documents necessary to operate Georgia Power’s residential and commercial shoreline leasing and licensing business with minimal outside legal support. 2.) Asset protection – Research and verify property ownership and property interest, ensure all documents meet state real property requirements and are properly recorded in county courthouses. 3.) Setting up and updating/managing all lake lot accounts in CSS including billing and collecting annual lease fees. 4.) Coordinating all residential lease lots and (lots owned in fee simple by GP) renewals and transfers between GP and multiple individuals or leasing entities Includes communication with stakeholders (sellers, buyers, closing attorneys and realtors), modification of documents as needed, meeting real estate closing deadlines. 5.) Coordinating annual tax recovery program with Corporate Tax Dept including tracking sales data/update property values of lease lots for property tax assessments; understanding county tax millage rates, tax ratios, and valuation for annual property value review, and communicate tax assessment information with residential lake lot lease-holders and answer inquiries from Dept. of Revenue and/or county tax departments for multiple counties. Compiling information from LIMS 2.0 and CSS for use by CSS NESB and Tax Dept to finalize individual lake lot tax assessments. LIMS 2.0 keeps records of all customer transactions involving leasing, permitting, compliance issues, letters, lot history, inspections, and correspondence with customers regarding the Company’s shoreline business. 6.) Compliance activities related to revenue collection, delinquent accounts, foreclosure, and bankruptcy; associated regulations and internal guidelines. 7.) Purchase requisition (supply chain management) support. 8.) External customer service connected with the leasing and recreation programs. 9.) Invoice reconciliation and miscellaneous administrative duties and project assignments for the Natural Resources Manager and Lake Resources Managers.
